Clean Results Without Wasting Water

Pressure washing in Mirando City starts with a fact the town learned early: water here is not something to waste. When Oliver Winfield Killam laid out the town in September 1921, there was no nearby water supply, and until the fall of 1922 drinking water was hauled in from Bruni by tank car. Our approach in Mirando City reflects that. We favor soft washing, which leans on the cleaning solution instead of long rinses, and we sweep or blow surfaces first so less water is needed.

A town shaped by oil and by thirst

The first commercial oil well in the area came in during April 1921, and a gusher that December set off a boom. By 1929 the population was estimated at about 1,500. The first water company piped water from wells at Los Ojuelos, but heavy use lowered the water table, the springs dried up, and those wells failed in the 1930s. Wells farther east then took over. That history is a good reminder to check your provider's current rules before any outdoor washing.

How we keep water use down

  • Soft washing for siding and roofs uses a cleaning solution and low pressure, so the solution does most of the work and the rinse is short
  • Surface cleaners on concrete put water where it is needed and contain much of the spray
  • Dry cleaning first, sweeping or blowing off loose dust so the rinse can be shorter
  • One pass, done right, instead of repeated rinses

Older homes need a gentle touch

Some homes here date back decades. Older wood siding, aged paint and original window glazing do not hold up to high pressure, which can strip paint and force water behind boards. We wash these homes at low pressure and test a small area first. If paint is already failing, we will tell you so before washing, because cleaning can loosen flakes that are about to come off anyway.

Metal buildings and shops

The town grew around drilling companies, foundries and truck lines, and metal shop buildings are a common sight on working properties. Red dust and oxidation dull metal siding and roofs. A soft wash brightens the panels, and we rinse thoroughly so no cleaner residue sits on painted metal in the sun.

Main Street businesses

Small businesses along Main Street, like the long-running Lala's Cafe, which opened in 1953 and received a historical marker in 2014, depend on a clean entrance. For restaurants and shops we clean sidewalks, entries and grease-stained dumpster pads, and schedule around business hours.

Mirando City Background

  • Water was hauled in. Mirando City had no nearby water supply when it was founded. Until fall 1922, drinking water was hauled from Bruni at $13.00 per tank car, and later the Los Ojuelos springs and wells dried up in the 1930s.
  • Born in the 1921 oil boom. Oliver Winfield Killam brought in the area's first commercial oil well in April 1921 and laid out the town that September. A December 1921 gusher started an oil boom and lots sold quickly.
  • Small and shrinking. The population peaked at an estimated 1,500 around 1929. Census counts fell from 493 in 2000 to 375 in 2010 and 222 in 2020, in 138 households.
  • Close to Laredo. Mirando City is on Ranch Road 649 in eastern Webb County, about 30 miles east of Laredo.

Mirando City Questions

Does pressure washing use a lot of water?

Less than many people expect. Pressure equipment moves a smaller volume of water than a hose left running, and soft washing relies on the cleaning solution more than the rinse. Where supply is limited, tell us and we will plan the job around it.

Will washing damage my older wood house?

Not when it is done at low pressure. We test a small area, keep the wand at a safe distance, and point out any loose or failing paint before we start.

How soon can you get to Mirando City?

It is about 30 miles from Laredo, so scheduling is easier than for more distant towns, especially when we have other jobs in Bruni the same day.

Can you clean a metal shop building?

Yes. We soft wash metal siding and roofs to remove dust and chalky oxidation, then rinse well so no residue is left baking on the panels.
