Respecting Old Stone in San Ygnacio
Pressure Washing in San Ygnacio calls for more restraint than almost anywhere else we work. This small town on the Rio Grande, 30 miles south of Laredo and 14 miles northwest of Zapata, holds the last large collection of mid- to late-19th-century sandstone buildings in South Texas. High pressure can scar soft stone and wash out old mortar in seconds. Our approach here is gentle cleaning first, and pressure only where the surface can take it.
The historic district
San Ygnacio was settled in 1830 by families from Revilla, now Nuevo Guerrero, Tamaulipas, under Jesús Treviño. The historic district, which takes in the part of town between the Rio Grande and U.S. 83, was placed on the National Register of Historic Places in the early 1970s. Its oldest building, the Treviño-Uribe Rancho, dates to 1830 and is a National Historic Landmark. José Villarreal placed a sundial at the Treviño home in 1851.
How we treat sandstone and old plaster
- We never use a narrow, high-pressure tip on stone, plaster or old mortar.
- We start with a low-pressure rinse and a mild cleaner, then test a small, hidden area.
- We remove loose dirt, cobwebs and organic growth rather than trying to make old stone look new.
- We stop and talk with you if the stone is crumbling or the mortar is loose, since that is a repair job, not a cleaning job.
If your building is a landmark or you plan to apply for any historic program, check with the property's preservation contact before cleaning. We are glad to put our method in writing for them.
Newer homes, driveways and ranch buildings
Not every property in San Ygnacio is historic. Newer homes, metal barns, equipment pads and long driveways need the same dust and mud removal found everywhere along U.S. 83. Concrete and metal can take normal pressure-washing methods, so those jobs are routine for us.
Water rules in Zapata County
If your home is served by Zapata County Waterworks, the Stage III plan posted on Zapata County's website (undated when we checked in October 2026) prohibits washing driveways, sidewalks and parking lots, prohibits washing down buildings except for immediate fire protection, and limits vehicle washing to designated days by address. While that plan applies, we will tell you what we can and cannot do. Washing down a building falls under that ban, so we check the current stage with you and the county before any work begins.
Floods and the river
In 1951, residents successfully petitioned to keep San Ygnacio out of the Falcon Dam condemnation, arguing the townsite sat high enough to escape flooding. The flood of 1954 then caused widespread damage. River silt and flood staining can still show on low walls, and we clean it carefully.

San Ygnacio History That Affects Cleaning
- Rare sandstone collection. The Handbook of Texas calls San Ygnacio the last South Texas community with such a large collection of sandstone buildings from the middle and late 19th century, built in the style of old Revilla.
- Fort Treviño and its sundial. In 1830 Jesús Treviño built a sandstone home known as Fort Treviño, measuring 100 by 140 feet. José Villarreal placed a sundial there in 1851. The Treviño-Uribe Rancho is a National Historic Landmark.
- A National Register district. The part of San Ygnacio between the Rio Grande and U.S. Highway 83 is the San Ygnacio Historic District, listed on the National Register of Historic Places in the early 1970s.
- Location and population. San Ygnacio sits 30 miles south of Laredo and 14 miles northwest of Zapata on U.S. 83. The CDP had 504 residents in 2020, down from 667 in 2010 and 853 in 2000.
- 1954 flood damage. Residents won exclusion from Falcon Dam condemnation in 1951 arguing the townsite sat high enough to avoid flooding, but the flood of 1954 caused widespread damage.

San Ygnacio Questions
Can you pressure wash a sandstone house?
We do not blast sandstone. We use a low-pressure rinse and mild cleaner after testing a hidden spot. If the stone is flaking or the mortar is loose, we recommend a masonry repair specialist before any cleaning.
Do I need permission to clean a building in the historic district?
Routine gentle cleaning is different from alterations, but rules depend on the property and any programs it is part of. If you own a landmark or plan to seek historic funding, ask your preservation contact first. We can provide our method in writing.
How do Zapata County water restrictions affect my job?
If you are on Zapata County Waterworks, the posted Stage III plan bans washing driveways and paved areas and limits washing buildings. We check what the plan allows for your project before scheduling.
