Keeping Busy Properties Clean
Commercial pressure washing in Laredo covers properties that see more traffic than any home: shopping centers along San Bernardo and I-35, restaurants with grease and gum on the walks, offices with sun-dulled walls, and warehouses and truck yards near the international bridges. Dust, exhaust film, gum, grease and drink spills build up fast, and the entrance is the first thing a customer sees.
What we clean
- Storefronts and entrances: walls, glass frames, columns and canopies soft washed
- Sidewalks and walkways: gum, drink stains and dirt removed with surface cleaners and spot treatment
- Building exteriors: stucco, tilt-wall concrete, block and metal panels washed at the pressure each needs
- Dumpster pads and enclosures: degreased and washed to cut odor and flies
- Drive-thru lanes and loading docks: oil, tire marks and grime treated and cleaned
- Parking areas and garages: as allowed by current water rules
Scheduling around your business
We work before opening, after close or on weekends so customers and staff are not walking through wet areas. For multi-tenant centers, we can work section by section. Recurring schedules are available for properties that need regular cleaning.
Water rules for commercial sites
Laredo's water conservation rules apply to businesses too. The 2024 Stage 3 rules listed washing sidewalks, parking areas and other paved surfaces as water waste, except for fire hazards, and set excess-use charges for commercial accounts. When we checked in October 2026, Laredo Utilities listed Stage 2. We check the stage before every job and tell you what can be done now and what has to wait.
Wash water and the storm drain
Commercial wash water often carries grease, oil and food waste, which is exactly what should not reach the storm system that drains to the Rio Grande. We sweep and dry clean first, use degreasers only where needed, block storm inlets near the work area, and collect water for proper disposal where the site requires it. If your property has its own stormwater requirements, share them and we will work to them.
Restaurant grease
Grease on walks behind kitchens and around dumpster pads needs degreaser and dwell time, sometimes hot water. We do not wash grease into storm inlets; we contain it and dispose of it properly.

Commercial Pressure Washing Questions
How much does commercial pressure washing cost?
HomeGuide lists basic commercial washing at $0.10 to $0.35 per square foot, building exteriors at $0.15 to $0.90, and parking lots at $8 to $20 per space. Small jobs under 2,000 square feet run about $200 to $500. We quote by area after a site visit.
Can you clean before we open?
Yes. We schedule early morning, evening or weekend work so customers and staff are not walking through wet areas.
Can our parking lot be washed during water restrictions?
Laredo's Stage 3 rules prohibited washing parking areas and other paved surfaces except for fire hazards. We check the current Laredo Utilities stage before scheduling and tell you if lot washing must wait.
Do you offer recurring service?
Yes. Monthly or quarterly schedules work well for restaurant walks, dumpster pads and busy entrances. We set the schedule and price in writing.
